EVERGREEN LAND SERVICES COMPANY OVERVIEW

Evergreen Land Services Company (ELS) is a Minnesota company, started in 1972, that provides right-of-way and land acquisition services, relocation services, and appraisal services  to governmental, utility and private customers.

ELS' specialty is right-of-way projects for both public roadway improvements and utility (pipeline and power line) improvements. ELS can handle both small and large projects, and can manage the entire right-of-way acquisition for the project or be involved in only the appraisal, acquisition or relocation portion of the project.

ELS can also assist in the acquisition of land for schools, libraries, jail sites, commercial or residential developments, water towers, etc.

ELS' clientele includes state government agencies, such as Mn/DOT, the Metropolitan Council, numerous counties and cities, airports, school districts, watershed districts, electric utility companies, natural gas companies, pipeline companies, railroads, private developers, and private individuals.

ELS is a pre-qualified consultant for the Minnesota Department of Transportation (Mn/DOT) in direct purchase, field title, relocation assistance and appraisal services.

ELS understands that public acquisitions are guided by a host of laws and regulations, such as the federal Uniform Act and state condemnation law. Our work is in compliance with these laws and regulations, insuring that acquisitions pass regulatory audits and thus allow the project to proceed to the construction phase.

ELS understands that timing is critical to most right-of-way projects. ELS works with clients to establish a schedule for right-of-way acquisitions in order to complete the acquistions in a timely manner. ELS will also consult with regulatory and approval agencies early-on in a project in order to work out any potential problems or complexties that can occur in right-of-way projects.

ELS' employees have up to 40 years of individual experience in right-of-way acquisition, relocation assistance, and appraisal services. Our employees have the necessary "Real Estate Salesperson" licenses as required by state law to acquire land for right-of-way projects. Our employees are also Minnesota Notaries. Our appraisers have Minnesota "Certified General Real Property Appraiser" licenses. ELS is very involved in the International Right of Way Association (IRWA) and several of the employees hold Senior Designations (SR/WA) and are Past Presidents of the local chapter (Chapter 20) of the IRWA.
